Zig Ziglar, the famous motivational speaker, once quipped “Success occurs when opportunity meets preparation.” If you want to be successful in selling your home listing, your best bet is to prepare as thoroughly as possible to ensure that you’re ready for the time when the right buyer comes along.

Below are 15 creative ways to sell your listing starting today.

  1. When presenting a home for sale, you want to make a positive and memorable first impression.   One of the first steps is to clean, declutter and organize each room in the house. Any extraneous items (e.g., furniture, artwork, etc.) which don’t add to the aesthetic appeal of the home should be either discarded or placed in storage.
  2. Purchase a new welcome mat with an elegant, inviting design so that potential home buyers can feel welcome when they approach the front door.
  3. If the house numbers that detail the home’s street address are worn out or faded, buy new ones from your local home improvement store. Try to get house numbers that are large enough to be seen from the curb
  4. Give the front door of the house a good once-over and see if it needs painting or repair. If it does, go ahead and take care of it.
  5. If there are any broken or outdated exterior lighting fixtures on the home, be sure to have them replaced.
  6. Be sure to get the carpeting in the house professionally cleaned to ensure that the house is in ship shape for prospective buyers.
  7. All closets in the home should be cleaned and organized. Closets are magnets for buyers – so go ahead and assume all closet spaces (e.g., hall closets, bedroom closets, linen closets, etc.) will be inspected.
  8. Clean the kitchen and bathrooms in the home like your life depended upon it . Both are well-known as make-or-break elements for many home sales.
  9. Hire a professional real estate photographer to take pictures of the house, both inside and out. Professional photography trumps a smartphone or an iPhone picture as the goal is to put the home in the best light possible. A professional real estate photography service is skilled in composing shots that will show off the home’s best features, and they can employ special techniques such as twilight photography , giving potential buyers a vision of a warm, inviting place to relax in the evenings.
  10. Try to depersonalize the home as much as possible so that prospective buyers have an easier time visualizing the house as already their home, and it’s difficult for that to happen if they see family photos, diplomas, trophies, etc. from the previous homeowners prominently displayed.
  11. Improve the curb appeal of the house by raking leaves, trimming the hedges, getting the exterior of the house pressure washed, mowing the lawn, etc. You don’t want to lose your buyer before they even set foot in the house!
  12. Getting comfortable and proficient with social media marketing as it allows you to directly connect to potential buyers as well as leverage your seller’s personal network. The importance of real estate video can’t be overemphasized. Create a short video that will showcase the house and then post it on a social media platform such as Facebook, Linkedin, or Instagram. Better yet, hire a professional drone photographer to take some aerial video footage of the home.
  13. Rearrange the furniture in the house to make each room appear as large as possible.
  14. In addition to submitting the house onto all the major online listing portals (e.g., Trulia, Zillow , Realtor.com, etc.), post the property for sale on alternative listing sites such as Craigslist and eBay Classifieds.
  15. Facebook is an excellent medium for listing houses. As an agent, establish a page for your business and display the listing there with all relevant information.

You don’t have to let that house languish on the market. Use the tips outlined above to get that listing sold fast!
