It is easy to understand why spring and summer are the obvious choices for buying or selling a home. The milder weather in spring means that going to an open house or scheduling a tour will be cooler. Spring and summer also mean properties have more curb appeal with the bright days and blooming flowers. Moving in spring also gives parents the summer to get their children settled into a new house and possibly a new school. However, selling in the spring and summer has some drawbacks as well. The market is busier which can lead to more competition with other buyers and sellers. The summer also means vacations, which can disrupt everyone’s schedules and make it more difficult to get eyes on a listing. Keep in mind, for real estate photos, you would want to photograph the home with leaves on the trees. If you do plan to have it on the market in the winter, have the exterior photos taken in the summer or fall.

Also, when you pre-pay some of the interest before the due date of the first payment and if you can close the loan before the end of the year, that interest can also be deducted.
When the summer months’ end, the prices of houses may go down as well. Buyers might be able to make lower bids, especially for people who don’t want to move during the winter months. Fall is a great time to find a house for people who are motivated and may not have the time or opportunity in the summer. Make sure you have your home photographed before fall in case it ends up on the market through the winter.
The kids heading back to school doesn’t mean the market goes down, it just means it’s time to be a little smarter about buying and selling houses.
